VACATION POLICIES
CHECK-IN INFORMATION: Two keys will be found on either silver trays found upon the entrance table or entrance desk the day of your arrival.
CHECK-IN TIME - 2:00-4:00 PM Occasionally, we may need the hours of 4:00 pm to 6:00 pm to perform additional cleaning or maintenance.
LATE CHECK-IN: (After 6 PM): Key will be in the lock box on exterior wall next to the mail boxes or other arrangements may be made.
CHECK-OUT TIME - 10:30 AM. Sorry, no exceptions as we must have time to clean and inspect both Beach Villas for arriving guests. Otherwise, a late check-out will result in additional charges to your rental account equal to one night's rent. Please return both keys to the front trays. A fee of $15.00 will be charged for any keys not returned. Tenant is responsible for cleaning all dishes, emptying refrigerator, securing all doors and windows and placing trash in out door trash bins upon departing. For our guests who have stayed in both villas of the beach house, please be sure to return all items, especially kitchen items, to the proper level before departure.
PAYMENT INFORMATION - The Short Term Lease should be read over closely, signed and returned with reservation deposit (exact amount noted on agreement) for all weekly rentals. If you are renting for less than a full week or arriving within 30 days, the full payment will be requested in advance.
METHOD OF PAYMENT - When making reservations 30 days or more in advance, the preferred method of payment is personal check and the reservation deposit rent payment must be received in our office within 2 days or reservation will be deemed to be cancelled by the rental guest.. Remember that your final payment is due 45 days prior to arrival. We will gladly accept personal checks for final payment if we have at least 30 days to process the check. Accepted forms of payment are in US funds only. For reservations made less than 30 days prior to arrival, immediate payment in full is required by Wire Transfer, Visa, MasterCard or AMERICAN EXPRESS. INTERNATIONAL CREDIT CARDS 2% FEE IS CHARGED.
TOURIST TAX – FLORIDA sales tax is 6% and BROWARD County occupancy tax is 5%, for a total tax of 11% which is added to all rentals of 180 days or less.
SECURITY DEPOSIT - We appreciate our rental guests, therefore we do not require a security deposit and instead charge a $45.00 No Worries Protection Program from CSA outlined below.
NO WORRIES PROTECTION PROGRAM - CASA MIA BEACH HOUSE does NOT require a separate security deposit in addition to the rent. You will not be required to pay for accidental damage to the home or the personal property of the Owner contained within the Premises, up to a limit of $1,000 per reservation. Damages exceeding $1,000 will be the responsibility of the Tenant Guest/ under no circumstances is a Tenant released or any member or guest of their party from obligations imposed with respect to maintaining the Premises, including but not limited to the following: (1) keep the Premises as clean and safe as the Premises permit, (2) dispose of all rubbish, garbage, and other waste in a clean and safe manner in the outside garbage and recycling bins; (3) not deliberately destroy or negligently destroy, deface, damage, or remove any part of the Premises or render inoperable the smoke detectors; (4) be responsible for all damage, defacement, or removal of any property inside the Premises that is in Your exclusive control unless the damage, defacement, or removal was due to ordinary wear and tear, acts of third parties not invitees of the Tenant, or natural forces; and (5) notify the Owner in writing of the need for replacement and of repairs during the tenancy which continued presence or use would jeopardize the safety of tenants and guests or harm the premises including repairs to the smoke detectors or replacing the batteries as needed. You agree not to use the Premises for any activity or purpose that violates any criminal law or governmental regulation. Your breach of any duty contained in this paragraph after commencement of tenancy shall be considered material, and shall result in the termination of your tenancy with no refund of rent. Exclusions within the INSURANCE DOES NOT release the tenant from liability for damage due to the following: A) reckless, intentional, willful, or malicious acts of the rental guest or others on the premises during the tenancy, B) theft from the premises of either the owner's property or property belonging to the rental guest, C) gross negligence of tenant or intentional misuse of furnishings, appliances, equipment, or other amenities provided with the beach house, D) damage caused while under the influence of alcohol or drugs, E) damages to real property, furnishings, or any vehicles resulting from operation of a motorized vehicle by a tenant, F) Damages related to smoking in beach house "No Smoking Permitted"; G) Insurance is limited to tenancies of 30 days. In order to not be charged for incidents described under the Insurance all damages must be reported to CASA MIA BEACH HOUSE before check-out. Insurance is not available for non-family or large groups such as weddings, reunions, or corporate retreats. We want to help you relax with a No Worries vacation so if that accidental damage occurs just give us a call.
TRIP CANCELLATION/INTERRUPTION INSURANCE (TRAVEL INSURANCE) - Casa Mia Beach House offers CSA travel cancellation/interruption insurance to every guest. CSA insurance is optional, but is strongly recommended. Please note that pre-existing health conditions may not be covered. If a tropical system has been named prior to your purchase of the insurance, it is not covered. No refunds will be made in the event of a mandatory evacuation if guest does not purchase CSA insurance. For questions concerning the travel insurance, please call CSA directly at (866) 298-6846. The insurance premium is non-refundable and non-transferable.
CANCELLATION/RESERVATION TRANSFERS - If your reservation must be cancelled for any reason, all money paid will be forfeited unless the beach house is re-rented for the entire cancelled period and for the full rental amount. If re-rented, monies will be refunded less the cancellation fee of $125 and travel insurance premium.
If you should have to transfer your reservation to another date after payment has been made, please notify us in writing at least 30 days prior to arrival. Transfers may only be made at the advertised rate of the original season or the new seasonal rate, whichever is the higher rate; otherwise, the cancellation policy would prevail. Once a transfer has been made, a new Short Term Lease and Confirmation will be forwarded to you for your signature. Please Note: Casa Mia Beach House reserves the right to cancel reservation at any time prior to taking occupancy. Should this occur, reservation will be refunded all monies received from tenant guest.
We will not rent to fraternities, school or civic groups or other non-family groups even if chaperoned by adults. Church retreats are acceptable. We reserve the right to terminate or reject rental if a reservation is booked under false pretenses. Casa Mia Beach House requires that the minimum age for a rental guest to enter into our Short Term Lease be at least 35 years of age or older.
A CREDIT CARD will be requested at the time of your reservation even if you are paying by alternate means such as a personal check or certified funds.
PLEASE NOTE: "Casa Mia Beach House is a NON-SMOKING establishment".
SORRY PETS NOT PERMITTED.
LIMITED OCCUPANCY - The vacation property should not be used or occupied by more than the maximum allowable number of occupants including tenant's family, children and tenant's guests. Casa Mia Beach House follows the Broward County Health Department regulations, which assume occupancy of two persons per bedroom. Overcrowding is a serious situation and is grounds for immediate eviction. Do not jeopardize your family and friends' vacation by overcrowding. If necessary, please reserve the second beach villa to allow for all the members in your family group a comfortable night’s sleep.
CANCELLATION BY CASA MIA BEACH HOUSE - reserves the right to cancel an agreement at any time prior to guest checking into property. In this event, tenant will be refunded all monies paid and the owner will not be liable for any damages incurred as a result of the cancellation. This is highly unusual and would require extraordinary circumstances.
FURNISHINGS & BED LINENS - Casa Mia Beach House provides luxurious bed linens and bath/beach/spa towels. Both beach villas are set up for light housekeeping and cooking.
DEPARTURE CLEANING SERVICE AND OUR NO WORRIES HOUSEKEEPING GUARANTEE - CASA MIA BEACH HOUSE IS TRULY BLUE SKIES ABOVE THE REST. Our Cleaning STAFF are extensively trained so that we live up to our advertisement: CASA MIA WHERE CLEANLINESS AND QUALITY ARE STANDARD AND YOUR STAY ALWAYS A PLEASURE. We will correct any housekeeping problem reported on day of arrival if reported by 5:00 pm. After hours concerns are taken care of the next day.
The Beach House is inspected prior to check-in and after check-out and you may be billed if extraordinary cleaning is required.
NO WORRIES MAINTENANCE - Our maintenance team works hard throughout the year to prepare the beach house prior to arrival. If you should have need of their service for any repair or appliance service call during your vacation please call 561-441-5794 and every effort will be made to have the problem corrected the same day. If a part must be ordered, we will make every effort to expedite this as well.
GRILLING – BEACH VILLA AND PENTHOUSE HAVE INDIVIDUAL PROFESSIONAL BBQ GRILLS.

COMPLIMENTARY: HIGH SPEED WIRELESS INTERNET SERVICE
SPA TERMS, RULES, REGULATIONS & POLICIES - The 41 Jet Therapy Spa will be prepared and tested for proper and safe chemical levels by a certified spa operator prior to or on the day of your occupancy. The treatment is designed to last the duration of a one week stay. Rules, Regulations and Operating instructions are posted and must be followed. Misuse of by spilling of foreign substances, excessive sand, suntan oil, etc. will incur a service call charge. Please enjoy the outside heated shower located directly next to the spa to remove sand and suntan oil prior to entering the spa. An additional mid-week clean is available at $45 per service call.
PLEASE NOTE: BEACH VILLA HAS EXCLUSIVE ENJOYMENT OF THE 41 JET THERAPY SPA.

PARKING - Parking is limited to 4 cars at THE BEACH HOUSE. 2 Parking Spaces per villa. If a guest has a special parking need or question please free to inquire.

LOST & FOUND - Although we cannot be held responsible for items left behind, we do make every effort to locate and return them to you. Contact 561-441-5794 and items found will be sent UPS COD and a $15 handling fee will be included. Unclaimed items will be donated to local charities after thirty days.
